Aristocrat Gaming, a global gaming content and technology company, recently held a groundbreaking ceremony at our planned logistics park in Henderson, Nevada. The company will be a tenant in one of the buildings, where they will manufacture slot machines and other gaming equipment.

Southern Nevada dignitaries, United Construction and their subcontractors, and hundreds of Aristocrat employees attended the event, excited to mark the beginning of the construction progress for their brand new building.

These words, as stated by the Northern Nevada Business Weekly (NNBW), describe one of our major industrial projects, Park at McCarran – specifically the project’s significant anchor building. Northern Nevada is playing a vital part in the growing industrial industry, and Park at McCarran has made a notable impact within that industry locally.

According to John Ramous of Dermody Properties, “It’s the largest single infill development I can recall in the last decade. There just aren’t too many buildings like this.”

United Construction plans to complete the project by May 2022.

Thanks to the leadership of Tenant Improvement Manager Mike Clements, Assistant Superintendent Justin Brunner, Estimator Jami Evenson, our subcontractors and our architect partners, renovations to the Community Health Alliance health center at 2244 Oddie Blvd. in Sparks have officially been completed, expanding the medical facility to serve more patients.

In response to the COVID-19 pandemic and the consequent need for increasingly accessible health care, a more comprehensive, one-stop-shop facility in the Oddie Blvd. neighborhood was a necessity. As KOLO (Channel 8 news in Reno) reports, “This facility opened about 5 years ago, but Mazzucotelli says within about 2 years they were already at capacity trying to serve patients.” In order to meet the needs of their growing clientele, Community Health Alliance hired United Construction last year as their construction partner for the remodel of their Sparks Health Center.

The facility tenant improvements, which includes an expansion into the adjoining tenant space, has brought improved patient exam rooms, a brand-new nurse’s station, an expanded waiting room, revamped blood laboratory space, a new pharmacy and a food pantry to service patients who are food insecure. United and their subcontractors installed several new-and-improved building aspects – including demolition; framing; mechanical, plumbing and electrical work; wall insulation; pharmacy windows; water line tie-ins; pantry cabinets; finishes and more – making for a fresh and comfortable space for all.

Throughout the remodel, we collaborated closely with Berger Hannafin Architecture, our engineering partner JP Engineering and Community Health Alliance leadership. The teamwork is evident in the revitalized finished health center. Justin Brunner was onsite daily through the success of the remodel with Mike Clements providing project management, overseeing the team members and subcontractors.

Renovations were completed as of June 15, 2021. Medical providers have officially moved into their newly constructed station, and patients are enjoying the improved, welcoming waiting areas and bright, sterile exam rooms. The pharmacy is stocked and ready to administer medications to patients, and the blood laboratory is poised to process patient lab results.

“We estimate that we will be able to see an additional 6,000 more patients per year in Sparks due to the Sparks Health Center expansion efforts,” said President of Community Health Alliance’s Board of Directors Melinda Mendoza. “Providing healthcare access for all ages in Sparks supports better health outcomes for our entire community.”

Our CEO Michael Russell was a valued member of the expert panel this morning at the Northern Nevada Business Weekly’s Breakfast & Business on construction and development. This was the first NNBW breakfast program since the start of the pandemic, and the topic matters to kick off the programming were ever-relevant to the growth we’ve been seeing in Northern Nevada. Michael and the other panelists discussed how:

– The construction industry is rebounding from the pandemic and what the outlook looks like for summer 2021 and beyond,
– Supply chain issues, labor shortages and increased pricing on lumber and other materials are impacting timelines for commercial and residential projects,
– Northern Nevada’s booming population growth — both pre- and post-pandemic — in part due to the continuing California exodus is putting pressure on developers; and
– The region’s red-hot housing market is influencing both the region’s economic profile and builders’ ability to pump out affordable homes.

Michael spoke to attendees on the challenges our industry has seen in terms of worker shortages, rise of housing and labor costs, and consequent lengthened project turnaround times. Despite these challenges, Michael reiterated his optimism for our region, including beyond Reno-Sparks: the demand is there, as more companies stake their claim for industrial space, and therefore companies like United Construction have the opportunity to step up and continue meeting that demand.

The Northern Nevada Business Weekly spoke with representatives from four contractors in Northern Nevada, including our very own Michael Russell. Michael spoke about the construction industry as it stands today, especially as the pandemic lingers on, and the opportunities that are imminent. Read his Q&A below, pulled directly from the NNBW article:

Question: What is the biggest difference in how your company assesses a job now versus before the pandemic?
Answer: The biggest difference for us is to focus on communicating our policies and procedures for the COVID response with our customers and incorporating language into our contracts, which allows us to react in unnecessary manner. There have been a few COVID delays in some of our projects, nothing major. But we have had a few impacts on a few projects where people showed up to the job site, and maybe had exposures or came up with COVID. So, we’ve had to do all the things that you’d have to do when you get exposed — sometimes stop the work for a few days till we can contract trace and figure out who’s exposed, who’s been exposed, etc. Really, it’s just communicating with all of our stakeholders and making sure our customers are aware of some of the impacts when they occur.

Q: What are the top challenges and opportunities facing your industry in 2021 and beyond?
A: For opportunities, this year — and probably for 2022 — there’s a very high demand for new industrial buildings, which is the bulk of our type of construction. That demand has been driven by the acceleration due to COVID of more goods being bought online and having to be delivered to people’s houses. That’s been driving our market sector property heavily. We’re as busy as we’ve ever been and we have more projects in the pipeline than we’ve ever had in terms of industrial. The main challenges we’re facing nowadays is steel and wood and plastic products have all become in high demand. Manufacturers right now have way more demand than they can actually manufacture and supply, so lead-time to getting materials to job sites is stretching out. In addition, there are cost escalations going on in the marketplace based on the inverted supply-demand ratio right now. And then thirdly, the top challenges and opportunities we have is finding and hiring quality people. Our business here locally is kind of limited because we have a small population. Companies like ours have to kind of sit back and balance our resources, because we can’t take on necessarily everything we get an opportunity to look at, so we have to look at our resources to make sure that we can perform the work without killing our people with overtime. So, that’s a kind of balancing act right now for a lot of companies here.

Q: With the need for masks, social distancing and other measures, how do you address safety in the workplace differently now?
A: We follow the Washoe County Health Department and CDC guidelines. And additional to the traditional safety items, we also ensure the proper use of personal protection equipment, and social distancing, health assessments, proper sanitation facilities, and cleaning protocols. We’re reducing meeting sizes or changing locations to safely support larger groups, as well as additional documentation to record those efforts and support possible contact tracing as necessary. And we’re communicating that with our field staffs on a regular basis. Our field supervision project control teams are well-versed in these requirements; they’re on top of this stuff every day at the job site.
